The Landlord is responsible for insuring the building and his own contents. However, you are still liable for any damage to the Landlord's contents. You will also need to insure your own contents in the property.
Once you have viewed a property that interests you, we will confirm your details with the Landlord together with offer requirements. Once your offer is accepted, each person over 18 years of age will need to be referenced individually and named on the tenancy agreement. We will need to carry out a credit check, employer's reference and previous Landlord reference (if applicable). In some cases we require a guarantor who will also need to provide references.
We will draw up the Assured Shorthold Tenancy Agreement and an inventory of the property will be carried out. On the commencement date of the tenancy you will need to call into our office to sign the paperwork, pay the remaining balance (see below) and collect the keys to your new home.
Should you decide to proceed with a property and wish to "hold it" to ensure the property is guaranteed to you, there is a fee of £250.00*. If for some reason you change your mind and decide you no longer wish to proceed with the tenancy, this money is non-refundable. Please note that a property will be held for a period as agreed but no longer than four weeks. However, if the Landlord withdraws the property from the market, your holding deposit will be refunded in full. You will need to pay the following in 'cleared funds' (i.e. - cash or bankers draft) on or before the day you move in.
Your first months rent is required in advance (i.e. the day you move in, or before). Your rent will then be payable on the 1st of each month.
This is equal to one month's rent + £100.00. This will be held by Churchills for dilapidations, breakages etc.
We do charge a fee to cover the costs of references, the tenancy agreement, postage and administration to set up the tenancy. This fee is £246.00 inc VAT for one adult or £414.00 inc VAT for two adults. Additional adults are charged at £150.00 inc VAT.
If a Guarantor is required to enable your tenancy to proceed then an additional £150.00 inc VAT will be charged to cover their referencing and administration. A guarantor must be a UK home-owner.
*Should you choose to pay the £250.00 holding fee pay by credit card there is an additional 3% bank charge.
