Tenant Information

The Landlord is responsible for insuring the building and his own contents. However, you are still liable for any damage to the Landlord's contents. You will also need to insure your own contents in the property.

Once you have viewed a property that interests you, we will confirm your details with the Landlord together with offer requirements. Once your offer is accepted, each person over 18 years of age will need to be referenced individually and named on the tenancy agreement. We will need to carry out a credit check, employer's reference and previous Landlord reference (if applicable). In some cases we require a guarantor who will also need to provide references.

We will draw up the Assured Shorthold Tenancy Agreement and an inventory of the property will be carried out. On the commencement date of the tenancy you will need to call into our office to sign the paperwork, pay the remaining balance (see below) and collect the keys to your new home.


Holding Deposit:
£125.00 for rents over £550.00 only
Should you decide to proceed with a property and wish to ‘reserve it’, there is a fee of £125.00. This money is non-refundable should you decide not to proceed after application forms have been returned and referencing has commenced or fail your referencing by not disclosing important information. If the landlord withdraws the property from the market, your holding Deposit will be refunded in full. You will need to pay the following in cleared funds on or before your set move in day:

Rent: One months rent in advance, date to be confirmed
Your first months rent is required in advance of your moving in day. Rent will be payable on the 1st of each month. If your moving in date is not the 1st of a month your initial rental payment will be pro-rated to correct this. If you move in on or before the 10th of each month, we will deduct the applicable amount of days rent from your moving in account. If you move in on the 11th of a month or onwards you will pay for this period in addition to the following months rent.

Security Deposit:
Rents over £650.00 = One months rent + £100.00
Rents under £649.00 = One months rent only

The deposit is equal to one months rent plus £100.00 or capped to a maximum of 5 weeks rent. This will be held by Churchills, or the landlord for dilapidations, breakages etc. We will ensure that it is protected with a deposit protection scheme.

Just to make you aware any contact details that you give will be used for the purpose of your appointment. We will use your contact number and/or email address to discuss the property of interest or any similar properties. Your provided information will also be used to amend, confirm or cancel any appointment that have been made.
